SPADRA RANCH LAND DEVELOPMENT PROJECT
SCHEDULE
Our project is divided into three stages: Planning, Design, and Construction. In total, we have estimated the project to take approximately 52 months to complete. In the Planning phase, we assembled our team and performed our due diligence to locate and identify the existing conditions of our site and address any concerning issues that can affect our project in the future. After figuring out all the factors of the site, it was time to dive into the Design, and to fully complete the design it will take the team about 12 months. Construction will take approximately 36 months to complete the project.
ESTIMATE
Due to our project being geared more towards the design of a subdivision and less towards the actual construction process of one, and after consulting with our Estimating Professor, Dr. Gad, the team decided to conduct an engineer’s estimate and use the square foot cost estimating method as a preliminary means of estimating this subdivision.

Using the Means Historical Cost Index, we measure the design's value based on the square footage of available space for various structures and materials. During our estimates, we used historical data and the RS means database while adjusting for: time, size, location, and while also including profit margins and contingency as well.
For calculating profit, we looked at Zillow to see similar sized newly constructed houses within the surrounding area.
